Tento rozd\u00edl v\u00a0tempu r\u016fstu ilustruje posun investi\u010dn\u00ed dynamiky sm\u011brem do regionu CEE a podtrhuje jeho rostouc\u00ed v\u00fdznam v evropsk\u00e9m kontextu.<\/p>\n<p>V\u00fdznamn\u00e9 je rovn\u011b\u017e rozlo\u017een\u00ed investic mezi jednotliv\u00e9 sektory \u2013 zat\u00edmco v CEE dominuj\u00ed p\u0159edev\u0161\u00edm investice do pr\u016fmyslov\u00fdch a logistick\u00fdch nemovitost\u00ed (v\u00a0n\u011bkter\u00fdch zem\u00edch, jako je Slovensko, tvo\u0159\u00ed pr\u016fmysl a\u017e 58 % objemu), z\u00e1padn\u00ed Evropa se st\u00e1le v\u00edce zam\u011b\u0159uje na reziden\u010dn\u00ed a maloobchodn\u00ed segmenty, p\u0159i\u010dem\u017e logistika z\u016fst\u00e1v\u00e1 i zde silnou sou\u010d\u00e1st\u00ed portfolia.<\/p>\n<p>Siln\u00fd v\u00fdkon regionu podtrhuje rostouc\u00ed v\u00fdznam CEE na map\u011b evropsk\u00fdch investic a ukazuje na struktur\u00e1ln\u00ed posun, kdy do regionu m\u00ed\u0159\u00ed st\u00e1le v\u00edce kapit\u00e1lu v\u010detn\u011b institucion\u00e1ln\u00edch investor\u016f. \u010cesk\u00e1 republika se stala kl\u00ed\u010dov\u00fdm l\u00eddrem investi\u010dn\u00edho trhu komer\u010dn\u00edch nemovitost\u00ed (CRE) v CEE, kdy\u017e dos\u00e1hla meziro\u010dn\u00edho r\u016fstu investi\u010dn\u00edho objemu o 187 % na celkov\u00fdch 2,08 miliardy eur. \u010cesk\u00fd trh tak nejen upevnil svoji vedouc\u00ed pozici v regionu, ale z\u00e1rove\u0148 nastavuje nov\u00e9 standardy pro investi\u010dn\u00ed aktivitu v r\u00e1mci oblasti.<\/p>\n<p><strong><b>Region\u00e1ln\u00ed kontext: \u010cesk\u00e1 republika a Polsko ve st\u0159edu d\u011bn\u00ed<\/b><\/strong><\/p>\n<p>V\u00fdjime\u010dn\u00fd r\u016fst v \u010cesku kontrastuje s v\u00fdvojem na dal\u0161\u00edch trz\u00edch regionu. \u010cesk\u00e1 republika z\u00edskala 39 % ve\u0161ker\u00e9ho region\u00e1ln\u00edho objemu investic, a p\u0159edstihla tak tradi\u010dn\u011b dominantn\u00ed Polsko, kter\u00e9 i p\u0159es svoji velikost a v\u00fdznam zaznamenalo v tomto obdob\u00ed stabilizaci na 1,71 miliardy eur, co\u017e p\u0159edstavuje m\u00edrn\u00fd meziro\u010dn\u00ed pokles o 5 % po mimo\u0159\u00e1dn\u00e9 aktivit\u011b v roce 2024. Zat\u00edmco Polsko m\u00e1 st\u00e1le dominantn\u00ed postaven\u00ed v\u00a0logistice a pr\u016fmyslov\u00fdch nemovitostech, aktu\u00e1ln\u00ed dynamika p\u0159esouv\u00e1 region\u00e1ln\u00ed investi\u010dn\u00ed centrum pr\u00e1v\u011b do \u010ceska. S\u00edla lok\u00e1ln\u00edho kapit\u00e1lu obecn\u011b znamen\u00e1 \u2013 a bude znamenat \u2013 \u017ee jak\u00e9koli zlep\u0161en\u00ed sentimentu v\u016f\u010di komer\u010dn\u00edm realit\u00e1m v \u010cesku se velmi rychle prom\u00edtne do r\u016fstu investi\u010dn\u00ed aktivity.\u201c<\/i><\/em><\/p>\n<p><strong><b>Slovensko a Ma\u010farsko: Prudk\u00fd r\u016fst i konsolidace trhu<\/b><\/strong><\/p>\n<p>Region\u00e1ln\u00ed dynamiku podtrhuje i mimo\u0159\u00e1dn\u00fd r\u016fst na Slovensku, kter\u00e9 vyk\u00e1zalo nejvy\u0161\u0161\u00ed tempo r\u016fstu v\u00a0regionu: investi\u010dn\u00ed objem zde dos\u00e1hl 536 milion\u016f eur, co\u017e je meziro\u010dn\u011b n\u00e1r\u016fst o 315 %. Tahounem tohoto v\u00fdvoje byly p\u0159edev\u0161\u00edm velkoobjemov\u00e9 transakce v oblasti pr\u016fmyslov\u00fdch nemovitost\u00ed, v\u010detn\u011b p\u0159eshrani\u010dn\u00edch portfoli\u00ed.<\/p>\n<p>V Ma\u010farsku do\u0161lo v prvn\u00ed polovin\u011b roku 2025 k solidn\u00edmu zotaven\u00ed investi\u010dn\u00ed aktivity s r\u016fstem o 51 % na 275\u00a0milion\u016f eur, p\u0159i\u010dem\u017e kl\u00ed\u010dovou roli sehr\u00e1ly investice do kancel\u00e1\u0159sk\u00fdch a industri\u00e1ln\u00edch objekt\u016f, a\u00a0v\u00fdznamn\u00e1 byla i revitalizace dom\u00e1c\u00edho kapit\u00e1lu.<\/p>\n<p><strong><b>CEE region v \u0161ir\u0161\u00edm srovn\u00e1n\u00ed: Vy\u0161\u0161\u00ed tempo ne\u017e na z\u00e1pad\u011b<\/b><\/strong><\/p>\n<p>Ji\u017e podruh\u00e9 v \u0159ad\u011b vykazuje cel\u00fd region CEE v\u00fdrazn\u011b vy\u0161\u0161\u00ed investi\u010dn\u00ed dynamiku ne\u017e z\u00e1padn\u00ed Evropa. Objem investic v CEE vzrostl v prvn\u00ed polovin\u011b roku o 51 % na 5,36 miliardy eur, zat\u00edmco z\u00e1padn\u00ed Evropa zaznamenala v H1 2025 pouze 5% r\u016fst. Nejv\u011bt\u0161\u00ed pod\u00edl na investic\u00edch ve vysp\u011bl\u00fdch evropsk\u00fdch st\u00e1tech p\u0159ipadal na Spojen\u00e9 kr\u00e1lovstv\u00ed, N\u011bmecko a Francii, kde v\u0161ak v\u00fdnosy z\u016fst\u00e1vaj\u00ed u pr\u00e9miov\u00fdch aktiv ni\u017e\u0161\u00ed ne\u017e v\u00a0regionu CEE, kter\u00fd nab\u00edz\u00ed investor\u016fm atraktivn\u011bj\u0161\u00ed podm\u00ednky, vy\u0161\u0161\u00ed r\u016fstov\u00fd potenci\u00e1l a p\u0159\u00edm\u00fd p\u0159\u00edstup k\u00a0dynamicky rozv\u00edjej\u00edc\u00edm se sektor\u016fm, jako jsou logistika a pr\u016fmysl. Z\u00e1padn\u00ed Evropa naopak zaznamen\u00e1v\u00e1 zv\u00fd\u0161en\u00fd z\u00e1jem o industri\u00e1ln\u00ed a reziden\u010dn\u00ed nemovitosti, co\u017e odr\u00e1\u017e\u00ed zm\u011bnu investi\u010dn\u00edch preferenc\u00ed ve stabilizovan\u00fdch ekonomik\u00e1ch. R\u016fst investic do logistiky a pr\u016fmyslov\u00fdch aktiv v CEE ukazuje nejen na atraktivitu regionu z hlediska nab\u00eddky, ale rovn\u011b\u017e na jeho schopnost absorpce v\u011bt\u0161\u00edch objem\u016f institucion\u00e1ln\u00edho kapit\u00e1lu.<\/p>\n<p><strong><b>Vysp\u011blej\u0161\u00ed dom\u00e1c\u00ed kapit\u00e1l a diverzifikace investic<\/b><\/strong><\/p>\n<p>Struktura investic v \u010cesku, ale i v dal\u0161\u00edch zem\u00edch st\u0159edn\u00ed a v\u00fdchodn\u00ed Evropy se v posledn\u00edch letech v\u00fdrazn\u011b m\u011bn\u00ed. Zat\u00edmco na z\u00e1padn\u00edch trz\u00edch st\u00e1le p\u0159eva\u017euj\u00ed mezin\u00e1rodn\u00ed fondy a instituce, v regionu CEE hraje st\u00e1le v\u00fdznamn\u011bj\u0161\u00ed roli dom\u00e1c\u00ed kapit\u00e1l \u2013 nap\u0159\u00edklad v \u010cesk\u00e9 republice je 78 % investic realizov\u00e1no tuzemsk\u00fdmi subjekty, v Ma\u010farsku se pod\u00edl dom\u00e1c\u00edch investor\u016f pohybuje kolem 55 %. Tato zm\u011bna p\u0159in\u00e1\u0161\u00ed vy\u0161\u0161\u00ed stabilitu a\u00a0sni\u017euje region\u00e1ln\u00ed z\u00e1vislost na extern\u00edch zdroj\u00edch kapit\u00e1lu.<\/p>\n<p>\u010cesk\u00fd trh profitoval z v\u00fdznamn\u00fdch obchod\u016f, jako byl prodej hotelu Hilton Prague spole\u010dnosti PPF Real Estate nebo akvizice pr\u016fmyslov\u00e9ho portfolia Contera skupinou Blackstone.
