T\u00fdkalo se ve v\u011bt\u0161\u00ed m\u00ed\u0159e v\u00fdrobn\u00edch firem nebo spole\u010dnost\u00ed nav\u00e1zan\u00fdch na oblast automotive. Ta se po del\u0161\u00ed dob\u011b nejistoty vzepjala k vysok\u00e9mu v\u00fdkonu. U\u017e za 1. pololet\u00ed 2024 vyprodukovaly automobilky v \u010cesku 774 310 voz\u016f, co\u017e je nejv\u00edce v novodob\u00e9 historii. Konjunktura je pak synergicky patrn\u00e1 rovn\u011b\u017e v nav\u00e1zan\u00fdch odv\u011btv\u00edch \u2013 v\u00fdrob\u011b i spedici.<\/p>\n<p>Podle 108 REAL ESTATE se trh pr\u016fmyslov\u00fdch prostor nad\u00e1le nach\u00e1z\u00ed v obez\u0159etn\u00e9 a racion\u00e1ln\u00ed f\u00e1zi. D\u011bje se tak i p\u0159es posilov\u00e1n\u00ed automobilov\u00e9ho a v\u00fdrobn\u00edho segmentu a ohl\u00e1\u0161en\u00ed kl\u00ed\u010dov\u00fdch investic, jako je expanze Onsemi ve Zl\u00ednsk\u00e9m kraji. P\u0159\u00ed\u010dinu lze hledat nap\u0159\u00edklad v rostouc\u00ed neobsazenosti: ta mezikvart\u00e1ln\u011b stoupla o polovinu na aktu\u00e1ln\u00edch 3,9 %, bez zapo\u010d\u00edt\u00e1n\u00ed projekt\u016f ve stavu shell &amp; core. V d\u016fsledku toho nad\u00e1le kles\u00e1 n\u00e1jemn\u00e9, av\u0161ak i zde plat\u00ed region\u00e1ln\u00ed rozd\u00edly.<\/p>\n<p>Podobn\u011b rychl\u00e9 zotaven\u00ed popt\u00e1vky, kter\u00e9 nastalo mezi prvn\u00ed a druh\u00fdm \u010dtvrtlet\u00edm leto\u0161n\u00edho roku, ne\u010dekali ani odborn\u00edci na trh pr\u016fmyslov\u00fdch prostor. Dokl\u00e1d\u00e1 jednozna\u010dnou prov\u00e1zanost logistiky i v\u00fdroby s n\u00e1ladou ve spole\u010dnosti a ochotou lid\u00ed (nejen v \u010cR) utr\u00e1cet: v segmentu pr\u016fmyslov\u00fdch prostor se to projev\u00ed hned po maloobchodu.<\/p>\n<p>Pozitivn\u00ed o\u010dek\u00e1van\u00ed potvrzuje i skute\u010dnost, \u017ee v posledn\u00edch m\u011bs\u00edc\u00edch do \u010ceska zam\u00ed\u0159ili develope\u0159i, kte\u0159\u00ed zde dosud nep\u016fsobili. Ti st\u00e1vaj\u00edc\u00ed roz\u0161i\u0159uj\u00ed sv\u00e1 portfolia o akvizice nebo nov\u00fd development. \u201eJmenoval bych nap\u0159\u00edklad pl\u00e1novan\u00e9 projekty spole\u010dnosti 7R. Sv\u016fj pod\u00edl zvy\u0161uj\u00ed ji\u017e aktivn\u00ed develope\u0159i GARBE nebo Logicor. \u010cesko je zem\u00ed, kde se potk\u00e1vaj\u00ed v\u0161ichni v\u00fdznamn\u00ed develope\u0159i Evropy s velk\u00fdmi lok\u00e1ln\u00edmi hr\u00e1\u010di,\u201c konstatuje Jakub Holec, \u0159editel 108 REAL ESTATE.<\/p>\n<p>Zv\u00fd\u0161en\u00e1 popt\u00e1vka je patrn\u00e1 i b\u011bhem l\u00e9ta. Do realizovan\u00fdch pron\u00e1jm\u016f se v\u0161ak propisuje jen \u010d\u00e1ste\u010dn\u011b, proto\u017ee velmi d\u016fle\u017eit\u00e9 jsou st\u00e1le podn\u00e1jmy industri\u00e1ln\u00edch prostor.<\/p>\n<p>\u201eDevelope\u0159i na to reaguj\u00ed posunem v\u00fdstavby v \u010dase, nen\u00ed tlak na dokon\u010dov\u00e1n\u00ed nov\u00fdch projekt\u016f. Proto bylo ve druh\u00e9m \u010dtvrtlet\u00ed dokon\u010deno pouh\u00fdch 75 000 m\u00b2 nov\u00fdch prostor. I tak v\u0161ak celkov\u00e1 plocha pr\u016fmyslov\u00fdch prostor k pron\u00e1jmu dos\u00e1hla 12,14 milion\u016f m2. Ve f\u00e1zi pokro\u010dil\u00e9 p\u0159\u00edpravy nebo realizace je dal\u0161\u00edch 977 tis\u00edc \u010dtvere\u010dn\u00edch metr\u016f,\u201c dopl\u0148uje v\u00fdsledky 2. kvart\u00e1lu Mat\u011bj Indra, vedouc\u00ed odd\u011blen\u00ed pron\u00e1jmu pr\u016fmyslov\u00fdch nemovitost\u00ed ve 108 REAL ESTATE.<\/p>\n<p>Ve stavu shell &amp; core se ke konci \u010dervna nach\u00e1zely stavby s plochou kolem 415 000 m2. V\u011bt\u0161ina v\u0161ak zat\u00edm bez zaji\u0161t\u011bn\u00e9ho n\u00e1jemce \u2013 ti v\u0161ak mohou t\u011b\u017eit z p\u0159edp\u0159ipraven\u00fdch prostor, co\u017e se t\u00fdk\u00e1 rovn\u011b\u017e velk\u00fdch popt\u00e1vek. Takov\u00fd stav na tuzemsk\u00e9m trhu n\u011bkolik let nepanoval.<\/p>\n<p>Aktivn\u00ed p\u0159\u00edstup k n\u00e1jemc\u016fm maj\u00ed i develope\u0159i a vlastn\u00edci dokon\u010den\u00fdch budov nebo staveb t\u011bsn\u011b p\u0159ed finalizac\u00ed. Vy\u0161\u0161\u00ed m\u00edra pob\u00eddek, kter\u00e1 za\u010dala b\u00fdt patrn\u00e1 u\u017e na sklonku lo\u0148sk\u00e9ho roku, trv\u00e1 nad\u00e1le. Obvykle ji lze vyj\u00e1d\u0159it pom\u011brem jeden rok n\u00e1jemn\u00ed smlouvy a jednomu m\u011bs\u00edci n\u00e1jemn\u00edch pr\u00e1zdnin. Mezi \u010dtvrtlet\u00edmi tak do\u0161lo k lehk\u00e9mu poklesu, obdobn\u011b jako v dal\u0161\u00edch regionech: konkr\u00e9tn\u011b v Kr\u00e1lov\u00e9hradeck\u00e9m kraji, Jihomoravsk\u00e9m kraji \u010di na Vyso\u010din\u011b. V ostatn\u00edch \u010d\u00e1stech \u010ceska z\u016fstaly ceny v z\u00e1sad\u011b stejn\u00e9. Pr\u016fm\u011brn\u00e9 n\u00e1jemn\u00e9 za \u010dtvere\u010dn\u00ed metr z\u016fst\u00e1v\u00e1 6 EUR s t\u00edm, \u017ee celorepublikov\u00fd pr\u016fm\u011br klesl oproti prvn\u00edmu \u010dtvrtlet\u00ed o t\u0159i centy.
