Z toho nov\u00e9 smlouvy tvo\u0159ily 207 046 m2. <\/strong><!--more--><\/p>\n<p>V\u00fdsledku bylo dosa\u017eeno i d\u00edky n\u011bkolika \u00fasp\u011b\u0161n\u00fdm mezin\u00e1rodn\u00edm tendr\u016fm v\u00fdrobn\u00edch spole\u010dnost\u00ed, kter\u00e9 se pro \u010cesko rozhodly na z\u00e1klad\u011b zlep\u0161uj\u00edc\u00edch se n\u00e1jemn\u00edch podm\u00ednek.<\/p>\n<p>\u201ePopt\u00e1vka se od prvn\u00edho \u010dtvrtlet\u00ed postupn\u011b zvy\u0161uje. V\u00fdkon trhu, kter\u00fd je celkov\u011b aktivn\u011bj\u0161\u00ed, v\u0161ak u\u017e del\u0161\u00ed dobu ur\u010duje n\u011bkolik velk\u00fdch transakc\u00ed. Ty tvo\u0159\u00ed v\u011bt\u0161inu nov\u00e9 plochy, kter\u00e1 se v \u010cR pronajme. Nejm\u00e9n\u011b nov\u00fdch smluv bylo uzav\u0159eno v p\u00e1smu od 5 000 do 15 000 m\u00b2, kde byly ve t\u0159et\u00edm kvart\u00e1lu podeps\u00e1ny pouze dv\u011b nov\u00e9 smlouvy. Toto p\u00e1smo by p\u0159itom m\u011blo tvo\u0159it p\u00e1te\u0159 \u010desk\u00e9ho trhu pr\u016fmyslov\u00fdch nemovitost\u00ed k pron\u00e1jmu,\u201c komentuje Jakub Holec, \u0159editel 108 REAL ESTATE.<\/p>\n<p>M\u00edrn\u011b optimistick\u00fd v\u00fdvoj na tuzemsk\u00e9m trhu pr\u016fmyslov\u00fdch nemovitost\u00ed zat\u00edm neovlivnila ani krize automobilov\u00e9ho pr\u016fmyslu v z\u00e1padn\u00ed Evrop\u011b. To v\u0161ak neznamen\u00e1, \u017ee se tak nem\u016f\u017ee st\u00e1t v brzk\u00e9 budoucnosti \u2013 nap\u0159\u00edklad vlivem masivn\u00edho n\u00e1stupu elektroaut \u010d\u00ednsk\u00fdch v\u00fdrobc\u016f. S podobnou ostra\u017eitost\u00ed je sledov\u00e1n i v\u00fdvoj na poli e-commerce, kdy do Evropy expanduje hned n\u011bkolik velk\u00fdch prodejc\u016f z Polska a \u010c\u00edny.<\/p>\n<p>Podle o\u010dek\u00e1v\u00e1n\u00ed 108 REAL ESTATE byl kumulativn\u00ed objem nov\u00fdch n\u00e1jemn\u00edch smluv na konci z\u00e1\u0159\u00ed typick\u00fd pro t\u0159et\u00ed \u010dtvrtlet\u00ed. Nejv\u011bt\u0161\u00ed nov\u00fd pron\u00e1jem byl realizov\u00e1n v projektu developera DEMACO v Brn\u011b, kde si spole\u010dnost Thermo Fischer Scientific pronajala 54 tis\u00edc m2. Druhou nejv\u011bt\u0161\u00ed transakc\u00ed byl pron\u00e1jem 39 tis. m2, kterou uzav\u0159ela nezve\u0159ejn\u011bn\u00e1 spole\u010dnost z automobilov\u00e9ho sektoru v CTParku \u017datec. T\u0159et\u00ed pak byl pron\u00e1jem 29 tis. m2, podepsan\u00fd rovn\u011b\u017e nezn\u00e1mou spole\u010dnost\u00ed v CTParku Blatnice.<\/p>\n<p>Nicm\u00e9n\u011b kvart\u00e1ln\u00ed v\u00fdkon okolo 200 tis\u00edc m2 trh vykazoval i p\u0159ed 5 lety, kdy bylo k dispozici o \u010dtvrtinu m\u00e9n\u011b ploch. D\u016fvodem je opatrn\u00fd p\u0159\u00edstup n\u00e1jemc\u016f z \u0159ady obor\u016f. V\u00fdjimkou je automotive, jen\u017e v \u010cesku st\u00e1le s\u00edl\u00ed. To je vcelku p\u0159ekvapiv\u00e9 vzhledem k negativn\u00edmu v\u00fdvoji v tomto pr\u016fmyslov\u00e9m odv\u011btv\u00ed hned v n\u011bkolika evropsk\u00fdch zem\u00edch v\u010detn\u011b Polska.<\/p>\n<p><strong>Nov\u00e9 smlouvy: NOBO, BMW a CTPark \u017datec<\/strong><\/p>\n<p>Specifickou situaci \u010cesk\u00e9 republiky dokl\u00e1daj\u00ed data od po\u010d\u00e1tku leto\u0161n\u00edho roku. V prvn\u00edm kvart\u00e1lu podepsal koncern NOBO Automotive smlouvu na 30 000 m2 u \u010cesk\u00fdch Bud\u011bjovic, ve 2. \u010dtvrtlet\u00ed pak BMW v Mo\u0161nov\u011b na 90 000 m2 a potenci\u00e1lem expanze o dal\u0161\u00edch zhruba 30 000 m2. Ve t\u0159et\u00edm \u010dtvrtlet\u00ed si, jak uvedeno v\u00fd\u0161e, v CTParku \u017datec pronajal nezve\u0159ejn\u011bn\u00fd klient z dan\u00e9ho sektoru 39 000 m2.<\/p>\n<p>I p\u0159es s\u00edl\u00edc\u00ed aktivitu je na trhu zjevn\u00e1 obez\u0159etn\u00e1 popt\u00e1vka. Ta je jednou z p\u0159\u00ed\u010din poklesu n\u00e1jemn\u00e9ho, kter\u00e9 se aktu\u00e1ln\u011b pohybuje kolem 5,91 EUR za metr \u010dtvere\u010dn\u00ed a m\u011bs\u00edc. Nejvy\u0161\u0161\u00ed nab\u00eddky zaznamenal t\u00fdm 108 REAL ESTATE v regionu \u0161ir\u0161\u00ed Prahy, kde dos\u00e1hly hranice 7,40 EUR na m\u00b2 za m\u011bs\u00edc. Pr\u016fm\u011brn\u00e9 celorepublikov\u00e9 n\u00e1jemn\u00e9 kles\u00e1 ji\u017e od za\u010d\u00e1tku roku 2023, kdy pr\u016fm\u011br dos\u00e1hl sv\u00e9ho vrcholu na 6,15 EUR.<\/p>\n<p>\u201eTento trend nazna\u010duje mo\u017en\u00e9 p\u0159esycen\u00ed trhu v kombinaci s rostouc\u00ed nab\u00eddkou prostor. Voln\u00fdch ploch v dokon\u010den\u00fdch budov\u00e1ch bylo na konci z\u00e1\u0159\u00ed kolem 430 000 m2. Pokud by byly zapo\u010dteny i shell and core plochy, \u0161lo by o 808 000 m2 bez n\u00e1jemc\u016f. Neobsazenost by se t\u00edm p\u00e1dem p\u0159ibl\u00ed\u017eila k 6,35 %,\u201c \u0159\u00edk\u00e1 Mat\u011bj Indra, vedouc\u00ed odd\u011blen\u00ed pron\u00e1jmu pr\u016fmyslov\u00fdch nemovitost\u00ed ve 108 REAL ESTATE.<\/p>\n<p>Develope\u0159i na tento v\u00fdvoj zareagovali flexibiln\u011b. N\u011bkter\u00e9 projekty byly zakonzervov\u00e1ny ve stavu shell and core a \u010dekaj\u00ed s dostavbou na n\u00e1jemce, zat\u00edmco jin\u00e9 projekty byly odlo\u017eeny. Tato rozhodnut\u00ed se prom\u00edtla do bilance dokon\u010den\u00fdch sklad\u016f a v\u00fdrobn\u00edch prostor: je\u0161t\u011b na za\u010d\u00e1tku leto\u0161n\u00edho roku pl\u00e1ny developer\u016f hovo\u0159ily o dod\u00e1n\u00ed 1,15 mil. m\u00b2, na konci t\u0159et\u00edho \u010dtvrtlet\u00ed v\u0161ak dos\u00e1hl kumulativn\u00ed objem dokon\u010den\u00fdch budov v tomto roce pouze necel\u00fdch 350 tis\u00edc m\u00b2. B\u011bhem t\u0159et\u00edho kvart\u00e1lu bylo celkem dokon\u010deno 161 572 m\u00b2 nov\u00fdch pr\u016fmyslov\u00fdch ploch.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-medium wp-image-1791\" src=\"http:\/\/www.automakers.cz\/wp-content\/uploads\/2024\/01\/Continental-sklad-900x488.jpg\" alt=\"\" width=\"900\" height=\"488\" srcset=\"https:\/\/www.automakers.cz\/wp-content\/uploads\/2024\/01\/Continental-sklad-900x488.jpg 900w, https:\/\/www.automakers.cz\/wp-content\/uploads\/2024\/01\/Continental-sklad-1024x556.jpg 1024w, https:\/\/www.automakers.cz\/wp-content\/uploads\/2024\/01\/Continental-sklad-768x417.jpg 768w, https:\/\/www.automakers.cz\/wp-content\/uploads\/2024\/01\/Continental-sklad.jpg 1080w\" sizes=\"auto, (max-width: 900px) 100vw, 900px\" \/>Ve v\u00fdstavb\u011b se i nad\u00e1le nach\u00e1z\u00ed 1 203 952 m\u00b2 skladov\u00fdch nebo v\u00fdrobn\u00edch prostor. Mezi hlavn\u00ed projekty pat\u0159\u00ed hala F v Panattoni Park Cheb pro spole\u010dnost ze sektoru fashion retail o rozloze 233 698 m\u00b2. V Ostrava Airport Multimodal Park byla ve t\u0159et\u00edm \u010dtvrtlet\u00ed zah\u00e1jena v\u00fdstavba celkem 109 654 m\u00b2. V CTPark Blu\u010dina se stav\u00ed dv\u011b budovy \u2013 54 571 m\u00b2 (na konci Q3 ji\u017e ve stavu Shell &amp; Core) pro spole\u010dnost Inventec Czech a druh\u00e1 o rozloze 25 000 m\u00b2.<\/p>\n<p>V Kosmonosech stav\u00ed spole\u010dnost D+D Real halu o rozloze 60 000 m\u00b2 pro klienta z automobilov\u00e9ho sektoru, co\u017e op\u011bt dokl\u00e1d\u00e1 vitalitu tohoto odv\u011btv\u00ed v \u010cesku. V pr\u016fmyslov\u00e9 z\u00f3n\u011b Hru\u0161kovy Dvory p\u0159ipravuje LCJ Development halu o rozloze 41 000 m\u00b2 pro spole\u010dnost Robert BOSCH.<\/p>\n<p>Celkem bylo na \u010desk\u00e9m trhu na konci t\u0159et\u00edho \u010dtvrtlet\u00ed p\u0159es 12,2 mil. m2 pr\u00e9miov\u00fdch pr\u016fmyslov\u00fdch prostor k pron\u00e1jmu. Nejv\u00edce ploch je k dispozici ve St\u0159edo\u010desk\u00e9m kraji, kde trh dosahuje 3,84 mil. m2. D\u00e1le v Plze\u0148sk\u00e9m kraji s 1,81 mil. m2, v Jihomoravsk\u00e9m kraji s 1,37 mil. m2 a v Moravskoslezsk\u00e9m kraji s 1,20 mil. m2.
